A GC needs a trade partner
The prime contractor wants a qualified package delivered inside their programme.
Delivery model
Engage Eglinton for a defined scope within a larger project — as a trade partner to a general contractor, construction manager or owner.
The model
A trade package is a focused engagement. Eglinton delivers an agreed portion of a wider construction programme — for example millwork, architectural finishes, MEP coordination or envelope work — without taking prime responsibility for the whole project unless that is separately contracted.
Use this model when the rest of the project already has a lead contractor or a clearly bounded specialty scope.
The prime contractor wants a qualified package delivered inside their programme.
A single division — finishes, millwork, MEP or similar — is the scope being awarded.
Shop work and field installation need one accountable team for a bounded package.
A limited interior or in-building package has to land around residents, guests or tenants.
You have a tender deadline, drawings and a package description ready for review.
Exact steps vary by division. The sequence below is a truthful outline, not a promise that every package follows it identically.
Read the package against drawings, specifications and site conditions.
Shop drawings, product data or samples where the package requires them.
Materials and specialty items aligned to the approved details and lead times.
Shop or prefabrication work when the scope includes it — not every division does.
Field work sequenced with the GC or CM programme and other trades.
Punch, documentation and turnover of the package to the lead contractor or owner.
Delivery process
Kept broad so it remains accurate across civil, structure, systems, millwork, finishes and envelope packages.
Confirm inclusions, exclusions, interfaces and the documents we will work to.
Provide the information the consultant or GC needs before fabrication or install.
Release materials against approved details and the project schedule.
Shop fabrication or site prep where the selected division actually works that way.
Deliver the package on site inside the wider construction programme.
Close deficiencies for the package and turn it over to the lead team.
Trade packages are designed to sit inside someone else’s programme. We coordinate with the parties who already own the job.
Schedule, access, hoisting, protection and reporting follow the lead contractor’s system.
Submittals and RFIs go through the project’s established channels.
Interfaces — structure, MEP, finishes, envelope — are planned so the package can be installed cleanly.
Deliveries and work areas respect occupied buildings and the host programme.
