Construction Management

A collaborative delivery model for owners who want construction input while scope, cost and schedule are still taking shape.

The model

What construction management means here

Construction management is an earlier, more collaborative role than general contracting. Eglinton helps the owner and consultant team test constructability, procurement strategy, sequencing and reporting — then coordinates execution as the project moves into the field. We do not replace the architect or engineer of record.

Involve us earlier

Bringing construction management in before mobilization can reduce unresolved variables. It does not guarantee savings.

  • Scope is still developing

Drawings are in progress and construction input would help close gaps before buyout.

  • Cost and schedule need a plan

The owner wants a structured view of sequencing, long-lead items and procurement timing.

  • Design team is already in place

You are retaining architect and engineers and need a construction coordinator alongside them.

  • Occupied or operating sites

Hospitality, commercial interiors or in-building work need early logistics thinking.

  • Procurement strategy is open

Packages may be tendered, negotiated or mixed, and the owner wants coordinated advice.

What we help manage

Construction management responsibilities are agreed per engagement. Typical areas include:

  • Planning

Feasibility conversations, constructability notes and a shared understanding of scope boundaries.

  • Cost

Estimating support and budget alignment based on the documents available — not a guaranteed price.

  • Schedule

Programme logic, long-lead awareness and sequencing around operations or other contractors.

  • Procurement

Package strategy, tender coordination and tracking of awards against the plan.

  • Trade coordination

Interfaces between consultants, Eglinton divisions and other trades.

  • Site execution

Oversight of field work once the project moves from planning into construction.

  • Reporting

Progress, risk and decision items presented so the owner can act.

  • Changes and closeout

Documented change coordination and a structured path to handover.

Delivery process

From planning into construction

Construction management is useful because it spans both sides of the first shovel.

  1. Feasibility

Early input on scope, site conditions and whether the delivery model fits.

  2. Preconstruction

Constructability, package definition and coordination with the consultant team.

  3. Cost and schedule planning

Align budget range and programme with what the documents actually support.

  4. Procurement

Tender or negotiate packages and track commitments against the plan.

  5. Construction coordination

Site oversight, trade interfaces and reporting during execution.

  6. Closeout

Deficiencies, documentation and handover to the owner or operator.

Working with your consultant team

Eglinton coordinates; we do not replace regulated professional services. Typical counterparts include the owner, architect, engineers, specialty consultants and trades. Professional design and engineering remain with the consultants of record unless a separate written engagement says otherwise.

  • Owner and property team

Decisions, access, operating constraints and approval paths stay with the client.

  • Architect and engineers

We coordinate construction against their documents — we are not the designer of record.

  • Trades and divisions

Packages can include Eglinton divisions or external specialists, as the procurement plan requires.

Our divisions

Divisions available when the plan requires them

Construction management may draw on Eglinton divisions during procurement and field work. The design team remains with the consultants of record.

Why Eglinton

Why involve construction management with Eglinton

The difference is timing and oversight — not a claim that we replace your consultants.

  • Input while scope is still moving

Constructability, sequencing and long-lead items can be tested before buyout locks them in.

  • Cost, schedule and procurement in one conversation

The owner sees how packages, timing and reporting connect — without a guaranteed-savings promise.

  • Oversight into the field

The same team can carry coordination from planning into construction, then through closeout.

Common questions

What to expect from a construction management conversation.

When should we use construction management instead of general contracting?
Use construction management when you want construction input during planning, procurement strategy or while design is still moving. Use general contracting when a defined scope is ready to execute under one prime contractor.
Does Eglinton provide architectural or engineering services?
No. Construction management coordinates with your consultant team. Professional design and engineering remain with the architect and engineers of record unless separately contracted in writing.
How early can we involve the team?
As soon as you have a location, a draft scope and a sense of timing. Incomplete drawings are expected at this stage — share what you have and we will say whether a construction management conversation is useful.

Need construction input before you mobilize?

Share location, scope and timing. We will discuss whether construction management is the right next step.
